

The planning concept of the quarter is based on several principles: maintaining inter-block connections, pedestrian accessibility, visual environmental diversity, and emphasizing key points of the quarter. These principles are supported by partially orienting the development along the southern boundary of the site, as well as creating pedestrian pathways within the quarter.


The quarter is conditionally divided into two parts: a recreational sports zone and a parking area. The architectural-planning solution is formed through the use of various types of buildings: section houses with varying heights, urban villas, and two-level block apartments. The variety of building types allows for diverse façade architecture and an increased number of apartment layout solutions.



In addition to typology, residential groups differ in the organization of courtyard spaces and the material of construction. The courtyard in the northern part of the site has a rectangular configuration with a strict division into areas of different functional purposes. The courtyard on the southern side of the site has a complex configuration shaped by the surrounding development and a «flowing» planning layout.


Along the main southern front, the development is formed with basic height volumes. The accent is created by a high-rise section located at the intersection of two planning streets. Relative to the southern front, the high-rise meridional sections are positioned deeper within the quarter to create a distinctive silhouette of the development and maintain the principle of creating a human-scale environment. On the ground floors of residential sections and the standalone parking facility, commercial and public spaces are located, which helps diversify and create a comfortable urban living environment.
