The site, with a width of 180 meters, is too large for a single district due to the long distances between intersections, which do not meet the criteria for permeability and pedestrian accessibility. The courtyards would be oversized and less comfortable. Therefore, the site is divided into two smaller areas: with cosy (but not cramped) courtyards and an open pedestrian alley in between.
Public spaces, streets, and the pedestrian alley are separated from private courtyard zones by a dense building front with volumetric-spatial gaps between sections no more than 15 meters apart.
The architectural appearance, in a modern North-European style with varying heights and diverse volumetric-spatial, planning, and facade solutions, counters the monotony of perimeter development and creates a visually varied environment.
The residential quarter, predominantly featuring 8-story sectional buildings, leans towards the southern front, adjacent to other residential projects and public transport routes. The first floors of the southern residential buildings form a major retail front, including food establishments, service facilities, and amenities, creating a functionally rich urban environment.
To the left of the pedestrian street, in the heart of the development, is a 7-story residential section called «urban villa.» On the western and eastern streets, ground-floor apartments feature a «city house» principle—with separate street entrances or private terraces extending from the kitchen-living areas. Ceiling heights in these apartments are increased, ranging from 2.85 to 3.3 meters . Privacy in apartments with separate entrances is ensured by placing bedrooms 3.6 meters above the sidewalk.
On the northern side, along a major road, are two-level parking and open parking areas, while residential buildings are formed even more picturesque, featuring high-rise landmarks of 16 and 19 stories. The presence of separate parking allows for freeing courtyards and streets from multi-row parking, making space available for pedestrians.
The presence of attractor objects in transport nodes enhances social safety and reduces alienation.
The design approach includes a personalized approach to residential space for people with different lifestyles. The standard line-up of apartments includes 42 options, from small studios to four-room single-level apartments and two-level apartments with separate entrances.
In the larger apartments, the range of functional areas has been expanded: offices, spacious storage rooms, laundry rooms, and walk-in closets have been added, along with additional bathrooms and restrooms. Each apartment with a non-standard layout has its own unique feature: a large terrace with a storage room for summer furniture and vehicle equipment, a bathroom with a window, and floor-to-ceiling windows with a terrace along the entire illuminated facade of the apartment.
To make the courtyard spaces feel more intimate and cosy, they were visually divided into smaller zones using shrubs and groups of trees. Differentiation of playgrounds by age and type of activity, separation of sports areas and zones for secluded relaxation, and active landscaping have created comfortable conditions for various types of leisure. The visual variety of the landscape is achieved through artificial hilly terrain and groups of evergreen plants, forming a vibrant and lively courtyard appearance year-round. Several sections of the residential complex have well-maintained communal terraces on the top floors, where residents can relax, socialize with guests, or work outdoors.
The entrances to the lobbies and stairwell-lift halls are designed to be barrier-free, ensuring convenient access for parents with strollers, elderly people, cyclists, and individuals with limited mobility. To make the entrance areas visually safe and enhance social control, transparent constructions were used at the entrance groups, and relocating the intercom to the vestibule allows comfortable entry to the building even in bad weather. Additionally, each entrance has heated stroller rooms for the temporary storage of bicycles, strollers, and outdoor toys. The placement of restrooms on the first floors allows families to extend their outings with children.
