The main idea behind the massing and spatial composition is to support a visually diverse environment across the site. The quarter’s concept is based on giving each architectural volume its own individual character, while uniting them through common facade techniques and a nuanced beige-and-brown colour palette.

Active facade articulation is used to emphasise the corner points of the development and the entrance areas. This is achieved by dividing the facades into large volumes with contrasting materials and by introducing projecting elements.

The interplay of volumes complements and reinforces the diversity of the facade design: recessed entrance volumes, projecting balcony planes and screens for air-conditioning units, as well as stepped-back upper floors that form open terraces. These solutions provide not only visual variety within the architectural environment, but also a broader range of apartment typologies.

In some ground-floor apartments, the city house principle is introduced: a private terrace accessed directly from the kitchen-living room. Ceiling heights on the ground floors vary depending on whether the section includes public functions. In sections with public premises, the ceiling height is increased to 3.6 m.

On the upper floors of all sections, the layouts form a premium apartment segment. These units offer larger areas, increased ceiling heights of 3.0 m, and terraces accessed from the kitchen-living room.
