Concept Design and Architectural and Urban Appearance

The concept for the residential complex draws its inspiration from the coniferous forest, and this image can be traced through many details, from the balcony railings to the arched windows.

The overall silhouette of the development recalls the coniferous forest so familiar to the residents of Tyumen: here a tall pine-like tower, there a low and dense spruce-like section, and elsewhere a more slender fir-like mid-rise volume. Traditionally, a forest has a layered structure, and a similar hierarchy can also be read in the visual composition of the complex.

The colour palette itself seems to breathe with the forest — shades of pine bark, fresh spruce branches, and the forest floor. This palette looks expressive throughout the year and feels as though it has been suggested by nature itself. The colour zoning also follows a natural logic: below, the forest floor and trunks; above, the voluminous and airy crown.

The play of windows and their unusual rhythm, with alternating paired and full-height openings, introduces a sense of dynamism. The capsule-shaped balconies also refer to pine cones, as though a scale were covering the facade.

Care for nature is also reflected in the preservation of the existing pines and spruces within the Komarovo Park district. Tactile textures reminiscent of pine bark appear at eye level, in the vertical laying of clinker brick, the detailing of the balcony railings, and the textured effect of the facade panels.

The shape of pine needles is echoed in the roof railings and the screens for air-conditioning units, creating a distinctive play of light throughout the day. Rounded arched forms, in turn, refer to the image of a pine cone, with its scales and hidden seeds.

The effect of pine bark is reinforced through tactile textures perceived at human scale: the vertical clinker brickwork, the elements of the balcony railings, and the textured facade panels. The roof railings continue this needle-like motif and are also designed in a distinctive «coniferous» language.

Distinctive Lighting Concept

Intelligent lighting scenarios highlight the architecture of the buildings, creating comfortable and safe areas for walking and relaxation while effectively illuminating key facade elements. Accent lighting enhances the sense of safety and shapes an elegant evening image for the residential complex.

Diverse Apartment Mix

From studios to Euro-style three-room apartments, the layouts are adapted to a family-oriented residential district. They include all current planning formats: primary bedrooms, walk-in wardrobes, kitchen niches and integrated storage systems, as well as a variety of loggias and balconies.

The architectural style refers to classical urban principles: a closed perimeter forms a cosy inner courtyard — an ideal space for children’s play. The developed internal infrastructure is organically integrated into the overall composition, creating a balance between areas for rest and activity, pedestrian paths, and attractive recreational spaces.

The courtyard design is in harmony with the architectural concept. The pattern of paving and surface finishes further develops the nature-inspired theme.

Open entrance groups for the commercial premises, with generous glazing, create an inviting gesture towards visitors. In contrast, the residential entrances are tucked beneath cosy canopies, creating a sense of privacy and protection — like sheltered niches that guard residents from unwanted exposure.

Detailed work was carried out on the brickwork format, colour shades, and textures. This made it possible to create a visually rich environment in which each architectural element is clearly distinguishable and legible from ground level.
