The architects’ idea was to introduce residential product solutions that are still exclusive for regional development markets. The planning solutions offer a wide range of apartment types, including studios and classic one- to three-room layouts ranging from 29 to 99 m².

The buildings include duplex apartments, as well as private terraces for ground-floor units — distinctive solutions aimed at more discerning buyers. Storage rooms are provided on the basement level of the buildings.

French balconies combined with floor-to-ceiling windows create an elegant character and a special sense of comfort. Practical storage rooms outside the apartments make it possible to free the living spaces from seasonal items and reduce visual clutter. The level of detail in both the residential and common areas becomes a significant advantage in a competitive market.

Ground-floor apartments in the residential sections follow the city house principle: each has a private terrace accessed from the kitchen-living room. Ceiling heights on the residential ground floors start at 3.08 m. In the section with commercial premises, the ground-floor ceiling height is increased to 3.4 m, while standard floors have a ceiling height of 2.6 m.

Apartments on the upper floors offer an enhanced level of comfort, with increased ceiling heights of up to 2.92 m and open terraces.

The facade colour palette is based on soft pastel tones. Each building has its own shade: powder pink, champagne, white, or pistachio.

The recessed upper floors add dynamism to the facades, preventing the uniform building height from appearing monotonous. Ochre-coloured accent window profiles and glazed elements highlight the massing and planning solutions of the buildings. The delicate shades allow the complex to be carefully integrated into the overall panorama of this part of Vladimir.

To create more attractive facade articulation and broaden the residential product offering, open French balconies are introduced. This balcony treatment, especially within the main building height, helps create a more intimate and comfortable atmosphere. A French balcony provides easy access to fresh air and offers an elegant, refined way to relax and enjoy the view.

Residential Complex Landscape Design

The architects were tasked with creating a comfortable living environment for residents, from the masterplan of the courtyard space and well-considered apartment layouts to navigation elements and the design of common areas. The adjacent territory includes zones for both quiet and active recreation, formed through carefully integrated landscape elements.

The common spaces allow residents to experience the aesthetic quality of their home and enjoy a variety of leisure scenarios within the complex. The semi-enclosed courtyard was designed to feel rich, engaging, and full of life.

For younger residents, the project provides playgrounds for different age groups, equipped for free play, both individual and group-based. The landscape concept expresses a connection to native nature through natural materials and abundant greenery.

The site offers favourable sunlight conditions for both the buildings and the courtyard areas. For this reason, the adjacent territory includes zones of year-round planting that provide shade from direct sun. The buildings are positioned on the site to support natural ventilation within the courtyard while protecting residents from cold winter winds.

The semi-enclosed courtyard was designed to feel rich, engaging, and full of life. The playgrounds are intended for children of different ages and support both group and independent play. The concept expresses a connection to native nature through natural materials and abundant greenery. Pedestrian routes run throughout the adjacent territory, linking the functional areas into a coherent and comfortable landscape.

Access to the residential complex through the grand lobby is framed by two 10-storey residential buildings. Their height creates a harmonious perception of the ensemble at pedestrian scale. A two-storey integrated block with public functions is proposed to form a continuous street frontage and ensure the privacy of the courtyard space.

Standalone Car Park

The location of the multi-level car park helps create a more private territory for the residential complex. Through its form and facade design, the car park is well integrated into the overall architectural language of the development.

Commercial premises on the ground floor will enrich the environment with everyday services and provide convenient access for residents. The commercial area on the ground floor of the multi-level car park offers a practical location for businesses and daily service providers.

Grand Lobby for Work and Relaxation

Access to the complex is provided through the grand lobby — the central entrance area, distinguished not only by its individual interior design but also by its functionality. The space includes clear functional zoning, an open coworking area, and a coffee point. The common areas are complemented by a children’s playroom, a guest restroom, a reception service area, and parcel lockers.

The designers created a full-fledged community hub combined with commercial premises. This is the most active part of the building, where the concept of «time multiplied by comfort» is realised through everyday services within walking distance and the formation of a residential community within the complex.
