Initially, the residential complex project was developed on a competitive basis, where it was crucial to consider both aesthetic and technical-economic indicators, including the effective functional use of space.

During the development process, it was decided to abandon mono-functional use in favour of a mixed-use approach: residential, administrative, and commercial. This would promote the area’s development not only as a «sleeping» district but also as an active attraction point on Yekaterinburg’s guest route. The integration of these functions within a single complex, consequently, influenced the volumetric and spatial characteristics of the building.

In the conceptual development, we moved away from a single monolithic volume and adopted a three-part design. Two vertically elongated volumes, differing in height, became the visual dominants of the complex. The tallest block—33 stories—is dedicated to studio apartments, two-bedroom, and three-bedroom apartments. The second-tallest block—18 stories—is intended for apartments (1-3 bedrooms), duplex penthouses, a hotel, office spaces, and commercial premises.

The horizontal volume visually cuts through the main tower, working on proportional volume relationships. This section has only 10 stories, with the upper floors allocated for apartments with mezzanines, and the remainder serving as a multi-hall and fitness centre. The multifunctional hall includes conference rooms, meeting rooms, lecture and workshop spaces. The roof features an open outdoor area for residents and guests of the complex. It is designed for relaxation, residents' meetings, and events. During the summer, it offers space for stroller walks and picnics.

If we look at the plan, the vertical volumes are rotated relative to each other at a slight angle. The tower rotation provides panoramic views from the apartment windows of the Park of Foresters, the embankment, and the Central Park of Culture and Leisure. This design also limits the view angle into the windows of neighbouring towers—residents and guests will enjoy beautiful city and park views.

One of the project’s strengths is the unusual facade design. A key condition of the competition was the use of brick as the main finishing material for the facades.

 We decided to move away from classical colour schemes and develop our unique approach, referencing the historical past of the Urals. During our search, we looked into the patterns of traditional Ural towels.

As a result of working with traditional motifs, a pattern was created based on a unified geometric grid, incorporating eight shades of brick. For each functional block of the complex, the pattern is modified, allowing for variation while maintaining cohesion.

The facade design reveals itself gradually as one approaches the building: from afar, the play of volumetric and plastic solutions and the primary colour patches are visible, while closer inspection reveals detailed facade patterns. The colour scheme is calm, based on the assumption that the future development of the area will be diverse.

Regarding the complex’s infrastructure: residents have all the conditions for comfortable living—ranging from dry cleaning services to restaurants. According to our concept, residents and guests can also use the multi-hall services for business meetings, lectures, or workshops.

The landscaping of the complex and adjacent areas was designed with the future development of the district in mind, to provide leisure activities for various groups of people, residents of the surrounding area, and potential users of commercial infrastructure.

We proposed making the courtyard space as comfortable and diverse as possible, dividing it into characteristic spatial archetypes: guest and residential courtyards, and the embankment. As mentioned earlier, the guest and residential courtyards are located on the roof of an 11-story block.

A large part of the area in front of the residential complex is part of the embankment. Several leisure scenarios for different user groups were proposed: a playground, a barbecue zone, and quiet relaxation areas. Further along is a universal sports ground for basketball, mini-football, and volleyball. According to our project proposal, the embankment infrastructure can be used by anyone, not just residents of the complex.

The commercial function requires proper transport accessibility of the object, so guest parking with taxi access and a circular drive was planned in front of the building. We proposed using spot planting of trees—plants soften the aggressive environment and visually connect the parking area with the embankment. An underground parking facility for residents and guests of the residential complex is also provided under the building.
