


The complex is located within the boundaries of Geroyev Rossii, Chelyuskintsev, and Beringa streets — in one of the city’s most accessible areas in terms of transport connectivity.

The district is a well-established urban environment with developed social infrastructure, including kindergartens, schools, the Lokomotiv and Start sports schools, a children’s art school, colleges of the Ural State University of Railway Transport, and Central City Hospital No. 3. The DIVS indoor sports arena and the Dinamo sports complex are also located nearby. The location combines the intensity of metropolitan life with quick access to the city centre.
The complex has a closed and private inner courtyard, intended for residents and protected from street traffic by the perimeter block structure and by placing commercial functions along the outer edge. A separate element of the planning structure is a pedestrian alley, along which entrances to the grand lobbies and commercial premises are arranged, creating a comfortable urban route.



The concept design includes six residential sections of approximately 23 storeys and a dominant tower reaching a maximum height of 31 storeys. The massing composition is built on the contrast between vertical towers and lower built-in and attached volumes, unified by a continuous ground-floor outline.
The facades are designed in a palette of light neutral tones with rich terracotta accents.
The combination of matte and glossy surfaces, the clear grid of openings, and carefully calibrated proportions create a contemporary and technologically refined image that remains visually warm — an especially important quality in the Ural climate.

Business-Class Layout Features
The top two floors of the tower in Section D5 include volumes intended for duplex penthouses, with layouts to be developed individually at the request of future owners. Some apartments in the towers offer views of the historic city centre, strengthening the sense of connection with the urban panorama.

The entire ground floor of the complex is dedicated to commercial functions: 4,195.9 m² of active frontages along the streets and the pedestrian alley. A full range of services, from a kindergarten to a fitness club, creates self-sufficient everyday infrastructure within the block and forms a vibrant urban ground floor that actively engages with the pedestrian environment.
The engineering solutions are designed for operational comfort:
Storage rooms are located on the underground levels, further increasing everyday convenience.
All sections include through-access entrance lobbies, allowing residents to enter the building both from the street and from the courtyard.
The business-class sections feature grand lobbies with concierge reception desks, oriented towards the pedestrian alley. This creates a sense of representativeness and reinforces the status of the upper segments of the complex.
The ground floors of all sections include stroller storage rooms, as well as waiting areas and spaces for resident services.
A two-level underground car park with 697 parking spaces is provided for residents. Access is organised via three two-lane ramps from the street, with three additional two-lane ramps connecting levels -1 and -2. This solution reduces the load on the courtyard and the street, freeing up space for pedestrians and landscaping.
Waste logistics have also been carefully considered. Several refuse collection rooms with lifts are located at parking level, while three separate refuse rooms for commercial premises are provided on the ground floor. This allows residents to dispose of waste without taking it outside and helps keep the courtyard space clear.
