The concept of the district focuses on the individualization of architectural volumes. Each building is designed to be distinctive from all sides, creating an engaging environment within the courtyards and avoiding the uniformity typical of mass residential developments.
Details and compositional techniques form a unified development fabric, highlighting the connection with the neighbouring district to the east.
To maintain the relationship between the districts, part of the development is oriented along the southern boundary of the site. The transverse pedestrian connection within the district is a key theme of the area’s development concept.
The development features various types of buildings with different heights: sectional (meridional and latitudinal) and corridor types. This variety offers a broad range of apartment configurations, orientations, and heights.
To add grandeur to the district, the perimeter features end facades of high-rise buildings, serving as axial landmarks and emphasizing permeability and pedestrian routes.
Location
Along the main streets to the west and south, the development includes basic and medium-rise volumes. The first and second floors are highlighted by different variations of pilasters, resembling colonnades, which denote public functions, creating a «European» environment that is human-scaled and counteracts the typical dormitory area character.
The high-rise corner group of buildings from the north creates a significant accent, marking the entrance to the new district. Pedestrian axes around and within the district are expected to support retail functions, from shops and offices to food establishments. Courtyards are designed to be comfortable, and the layout allows for differentiated spaces, making the environment more humane.
Parking bays are organized outside the residential courtyards, providing convenient access for residents while preserving the overall idea of car-free courtyards. Green islands are intended to break up the monotony of parking areas and make the environment more pleasant.
Multi-level parking is located in the northern part of the district. With a medium height, the parking facility serves as a finishing element, balancing the northern corner of the district within the basic height levels.
