



The project proposes a residential complex consisting of two sections ranging from 20 to 25 storeys, with commercial premises on the ground floors and an underground car park. The total area of the complex will be approximately 15,748 m². The varying building heights and facades in neutral shades will give the block a new dynamic character.
The developer’s brief was to fit the building onto an elongated site with constraints caused by the proximity of railway tracks. After testing several massing options, an L-shaped building form was approved.
The facade structure is inspired by the principles of modernism. Its visual appeal is shaped through projecting frames, a combination of different balcony types, textured finishes, and a carefully balanced colour palette.
The project site is a quiet location close to the city centre and is expected to become part of a larger high-rise development area in the future. Nearby are the former Promavtomatika plant, the Ural Metal Structures Plant, and a garage cooperative.
The main aim of the architectural solution was to create a contemporary, stylish image for the complex while addressing the challenges of its existing surroundings. The ground floor is allocated for commercial premises, with the design taking into account the requirements and operational details of future tenants.
The project became a successful example of how a complex site can be transformed into a comfortable and harmonious residential environment.








The developer’s main request was to develop an architectural concept for a comfort-plus residential complex. One of the key challenges was to work around the restrictions imposed by the sanitary protection zone of the nearby railway.
Particular attention was also given to the window composition. A distinct rhythm was created, subtly referring to the expressive architecture of modernism.
We aimed to achieve visual diversity through the combination of materials, creating depth, shadow, and a new facade composition. To enrich the complex with everyday services, the ground floor is allocated for commercial functions. Storage rooms are planned on the technical floor.
On the upper levels, a special pool of apartments with non-standard layouts was introduced — units with mezzanines. The mezzanine level increases the saleable area and improves the efficiency of the building volume by making use of the attic space.
Lighting design further enhances the facade, creating an attractive illuminated image and giving the building an open, positive, and warm visual character.
