The architects’ task was to reveal the full potential of the site by working with the specific dimensions of the residential sections. The design makes efficient use of the plot, maximising saleable and usable areas while still providing sufficient space for landscaping.
The concept is intended to create a sense of a natural, soft environment through concise buildings of varying heights, ranging from 9 to 16 storeys. The composition includes sections oriented along both east–west and north–south axes, one corner section, and a freestanding dominant volume. Two single-storey modules with commercial premises are also provided, suitable for retail, marketplace pick-up points, and everyday service functions.
Exterior and Texture
The base colour palette is composed of calm, natural tones — white, grey, and beige — softened with subtle shades of green and berry. The main facade material is smooth decorative render, combined with textured finishes. The street-facing frontage of the commercial premises is finished with concrete tiles that imitate brickwork.
The facade articulation is created by combining insulation layers of different thicknesses. Expressive horizontal bands and pilasters add depth and a measured dynamic rhythm. On the upper floors, cut-outs and recessed elements introduce additional variety and reinforce the overall facade rhythm.
A play of contrasts between deep shades and bright sunny accents defines the exterior. The window frames are painted in warm tones, bringing a sense of warmth during the long winter months and adding a positive character to the courtyard space.
The entrances to the residential blocks are accentuated with HPL panels. Along the length of the sections, the facades are visually divided by dark grey vertical loggia stacks with floor-to-ceiling glazing. In keeping with the overall concept, some of the loggias use external railings as decorative facade elements.
