T+ Business Centre in Yekaterinburg

At the initial stage, the team carried out a comprehensive site analysis, carefully studying its surroundings, landscape, and transport infrastructure. As a result, the building’s siting was chosen to separate it from the residential development while integrating it into the surrounding environment and making full use of the location’s advantages.

The dynamic perception of the business centre’s volume is achieved through blocks of different scales, rotated in relation to one another and unified by a three-storey podium volume. This arrangement of functional blocks prevents direct window-to-window views while providing employees with maximum natural light.

The north-western part of the building is screened from the neighbouring residential development, minimising visual contact with the apartment buildings. At the same time, it opens up through glazing towards the embankment, Preobrazhensky Park, and the church. The orientation of the windows was carefully calculated with regard to the surrounding context.

The «scale-like» facade design is intended to create the most comfortable possible relationship with the business centre’s surroundings through the variable orientation of solid and glazed panels. The entire facade structure is composed of triangular elements in plan, changing their angle as the facade develops and creating a play of light and shadow.

The facade colour concept is built on a strict contrast between black and white. However, the white is treated as a reference to the «design code» of the Akademichesky district: like a chameleon, it reflects the palette of the surrounding development. As the viewing angle changes, the facade panels shift in tone, creating an iridescent, oil-slick effect and dynamically playing with colour as one moves along the building.

Black acts as an accent colour, reinforcing the key semantic elements and tectonics of the facade. It also highlights the central volume — a functional block made of glass tinted throughout its mass.

The flexibility of each floor’s planning and zoning is ensured by the even distribution of circulation cores. This makes it possible to implement cellular office layouts, open-plan spaces, and other hybrid planning systems. The circulation core in each block includes stair and lift nodes, restrooms, and technical rooms, leaving the perimeter free for office space. This increases the efficiency of the floor area for tenants. Most tenant spaces benefit from views.

Two main atriums running through the entire building provide natural light and improve the efficiency of future floor planning. The central core is made of through-tinted glass with enhanced energy-saving performance, reducing heat gain and reinforcing the emphasis on the entrance area.

To speed up the movement of people through the building, the access control system is positioned in front of the lift nodes. Four access control zones in the northern wing, together with a freestanding reception desk, make it possible to separate visitor flows and ensure comfortable circulation throughout the building.

The open areas are organised around food service functions and quick communication zones. Occupants can quickly enter the public space and then move on to controlled-access areas, preventing queues from forming during peak hours. By meeting the growing requirements for flexibility and security, the project creates better conditions for tenants.

Active landscaping of the adjacent territory creates a comfortable environment both for residents of the surrounding buildings and for the business centre’s occupants, providing space for walks, recreation, informal meetings, and coffee breaks. The emergence of a business centre attractive to major companies in Akademichesky would help reduce commuter flows and give the district a significant boost in business development.

The presence of a headquarters acts as a catalyst for trust, stability, and the attractiveness of the client company. A large-scale business centre would become a valuable addition for residents of the densely populated Akademichesky district, which has traditionally lacked sufficient local employment opportunities.
